Technical due diligence
Analysis of the condition of real estate assets with varying scope, aimed at advising potential buyers/owners and providing a qualitative and quantitative assessment of the asset.
- Legal/town planning analysis; review of licences and detection of possible future risks, as well as analysis of registry documents, leases, etc.
- Review of the design and identification of potential problems with compliance with general and sectoral regulations, as well as the existence of possibilities for redesign.
- Analysis of the installation projects and the documentation of maintenance and periodic checks carried out in order to assess the current risk situation.
- Inspection of the design and dimensions of the asset.
- Inspection of the state of upkeep of the asset (architecture) and of the facilities in order to be able to estimate potential defects that could imply investment needs in the short, medium and long term.
- Quantification of necessary repairs based on the state of upkeep and obsolescence of the installations.
- Quantification of investments necessary for adaptation to urban and sectorial regulations.
