Green mortgage certification
The Sustainable Finance Action Plans aim to incentivise the financing of Nearly Zero Energy Buildings (nZEB):
- New buildings nZEB
- Refurbishment of buildings that achieve at least 30% improvement in energy consumption
Article 14 of Royal Decree 390/2021 on Financial Incentives for Energy Efficiency Improvements in the Renovation of Buildings explicitly mentions the importance of the EPC as a tool for justifying green financing and subsidies: “For any type of renovation of buildings, or parts thereof, public administrations will link the financial incentives for energy performance improvements to the energy savings expected or achieved, by comparing the energy performance certificates issued before and after the renovation.
Tecnitasa, with the support of Controlia, a group company specialised in quality control, carries out an independent and specialised external control of the energy performance of the financed buildings, with the aim of:
- Initially analysing the energy rating of the property
- Verifying the adequacy of implemented energy improvement measures.
- Supervising the execution of the works and the materials and installations implemented.
- Assessing the energy rating of the building after the renovation.
Tecnitasa’s objective is to provide an independent and recognised stamp of verification of the energy performance of buildings, allowing the accreditation of the GREEN MORTGAGE rating and alignment with the European taxonomy.
